As home owner you will know that rental is an involved business. From finding a fitting tenant, to collecting the monthly rent of your properties. Sonar Apartments is specialised in rental and property management in the private sector.

For more than 25 years many property owners and expat (tenants) know where to find us. We will take good care of your real estate, as with a team of specialists there is always someone up to the task!
  • Option 1: Mediating (promotion and finding a tenant)
    1. Record your property, this includes a photo shoot and adding fitting descriptions in multiple languages
    2. Advice about an appropriate rental fee
    3. Advice about furnishing and inventory (if desired)
    4. Marketing of your apartment, house, or complete real estate portfolio
    5. Mention on Pararius (one of the largest rental websites of the Netherlands) and a selection of websites which specialise in expats
    6. Plan and execute viewings with potential tenants and extensive tenant screenings
    7. Negotiating with potential tenants (always with permission from the owner)
    8. Draft lease contract
    9. Together with you as owner perform an inspection and draft an inspection report (including foto report and inventory list) during check-in
    10. Introduce the tenant and present the contact details.  From the key transfer moment all communication (such as questions and maintenance) will be between you and the tenant. For general questions we are available of course.
  • Option 2: Professional real estate management (completely care-free)

    The management of your real estate besides all services mentioned in option 1 includes a substantial package of other responsibilities so that we take full care of your properties.


    Administrative and financial services


    1. Guarding rental payments and rent arrears
    2. Taking care of payment reminders and the collection procedure 
    3. Taking care of yearly rental indexes and accompanying written notices
    4. Administer and settle energy bills / record energy consumption
    5. Administer cancelations and extensions / sending reminders
    6. Guarding final dates of expiring contracts / send cancelations for fixed expiry dates
    7. Return deposits including taking care of any settlements and resolving any damages, cleaning, and detects. This work will naturally be handled by specialists
    8. Contact point for the tenants regarding financial 
    9. Point counting with regard to housing permit
    10. and administrative questions and many affairs on request of the property owner

    1. Carrying out inspections (including inspection and photo report) during the check-in and check-out

  • Option 3: Property management without rental services

    Do you have a residence that you use as vacation home? For instance, are you abroad regularly or have you found a tenant yourself? Home owners associations usually ask for an address for the key in case of calamities while you aren’t present or available. Even without rental the Sonar Apartment team will manage your property with expertise. Extra services are available upon consultation (please look at the list of possible serviced described above).

Cost-free vacancy management (standard included in our property management services)

If due to unforeseen events a residence will be vacant between tenants for renovations or other causes, then our services will naturally not falter. We’ll manage the property during vacancy free of charge. This includes a contact person for calamities, a key address for maintenance, recording energy consumption, collecting and forwarding mail, and providing cleaning services before viewings, etc.
